Whole-House Refresh
A House the Market Had Already Counted Out
The Situation
The owner was upside down on the mortgage after her husband died. The real-estate advice at the time put the likely maximum asking price near $130,000 and anticipated a loss of roughly $30,000.
CQI First's Responsibility
We asked the realtors what a complete but practical refresh would need to accomplish, then translated that direction into a workable scope and an approximately $55,000 project budget.
What Had to Be Coordinated
Financing, selective demolition, repairs, finish choices, useful existing features, schedule, and the relationship between project cost and likely market value all had to stay connected.
The Result
The refresh was completed in a few months. The property received a cash offer in three days and sold for approximately $220,000. The point is not that every remodel produces that result. The point is that “this is a loss” was an assumption worth testing before it became the decision.
This result was specific to the property, scope, market, financing, and timing. It is not a promise that every renovation will produce the same return.
